Policies, Practices, Procedures change, evolving according to the flow of commerce. Supply and demand are a driving force. People become less than individuals too easily in the marketplace. I encountered Policies and Practices in the Rental Market today that didn't exist 12 years ago (when we first came to the area and found a wonderful rental in a not-so-good neighborhood.)Those Policies and Practices totally disregard 12 years of excellent renter history: care of the property (actual improvements) and consistently timely payments. Very unfortunate and very frustrating.
RPM-H is a Property Management company. They 1)charge Landlords for their services 2) they charge prospective renters for other services 3) they provide management services for the properties they list. And they DO have the largest listings in the area.
It is advised that the prospective renter read and BELIEVE all of their rules. Do not submit payment for applications unless you meet their requirements. It doesn't matter how well you have taken care of your previous rental or how on-time or early you were or for how long you rented.
HOWEVER: The people who work for RPM-H were always pleasant, professional (if constrained by the Policies and Practices) and as helpful as they could be (within those guidelines).
