I lived in the Alabama Street Apts for almost two years. In that time, the property manager, who I want to stress, LIVED ON SITE, gave me the wrong address to which I changed my out of state mail forwarding. This led to numerous late notices, late fees, and general confusion which cost me time and money. It was especially baffling since the manager LIVED ON SITE and seemed not to know her own address. Further, she posted this incorrect information to my lease--so I was technically not under lease until she realized her mistake almost a year later. However, being under no legal lease did not stop the manager from posting notes to my door almost daily about mundane things like where to and not to park. Her live-in boyfriend had an extremely loud motorcycle which he felt obliged to start at 4AM most mornings and peel up the driveway. It was so loud it would shake the windows to my apt. Any issues like normal maintenance and repairs took weeks to complete and were usually accompanied by obnoxious notes and ridiculous forms. For instance, to get a second parking pass (included in my rent and rental agreement) I had to fill out a form with the all registration information for the vehicle. So, if a family member wanted to use one of my guaranteed parking spots, I would have to fill out a form, wait a week, and provide invasive amounts of information--TO USE A SPOT THAT WAS PART OF MY RENT. The pass was just a window cling (my ex sold his car and forgot to get it out). Like, why in the world do I need to give the plate number of my car as long as the pass is displayed? Why do I need to fill out a form for a pass that is part of my rent? Its simply to hassle and exhaust residents. Completely exemplary of all my interactions with this company. A new property manager was hired and I had hopes that things would improve. They did not. In May of 2017, my apt became infested with roaches. Instead of tenting the entire building, the new manager told me it was my problem because I did not clean enough. I stopped using my bathroom sink entirely because the problem had become so out of hand. I did everything I could on my end, including bleach mopping EVERY SINGLE DAY, but the roaches were infested in the building and therefore required action from the landlord. No such action ever came. I requested extermination services once per month and was often informed that this was just a matter of me cleaning more (I have OCD and literally clean 1-3 hours everyday). Further, when a technician did come to treat for roaches, he would invade my privacy by relaying details about my apt to management. For instance, a friend was dog-sitting for me one day, and I got a nasty email that afternoon about my new "roommate." Doing any normal apartment things, in short, was a total hassle which required invasions of my privacy and ridiculous forms provided by the management company. I never paid rent late. However, if management had not received my check by the second day of the month, an email, text, and call would be sent out threatening me with a 5%/day late fee--which is called USURY and is illegal. Not to mention, ridiculous, stressful, and overkill for someone who paid on-time habitually. Roaches, incompetence, invasion of privacy, and insult to adulthood accurately characterizes my time under this management company. I am so glad to be out of this slum. UPDATE: They are now taking my entire damage deposit and trying to charge me an additional $315.00. Its outrageous. As others who have reviewed this company have noted, they are charging exorbitant cleaning fees and nickel and diming me despite their very obvious shortcomings and wrongdoings. In my nearly 15 years of renting apartments, I have NEVER written a bad review of a landlord or had any such issues. Completely unacceptable.
